Terms and Conditions

Last updated October 8, 2026.

These terms apply to the four High Peak A-frame cabins at 7, 11, 19, and 25 High Drive. You can book one cabin or more than one on this site. Save 10% on lodging when you stay 7 nights or more, or save 10% on lodging when you book 2 or more cabins. The discounts do not stack, and they are not taken off the cleaning fee, the dog fee, or tax. Returning guests can use WELCOMEBACK for 10% off lodging. WELCOMEBACK cannot be combined with any other offer.

By making a reservation or using this website, you agree to these terms. Do not continue if you do not agree.

Definitions

“Guest,” “You,” and “Your” refer to the person making the reservation and all occupants. “High Peak,” “We,” “Our,” and “Us” refer to Michelle and Richard Brown / Harmonious Abodes. In these terms, “Property” refers to the four High Peak cabins at 7, 11, 19, and 25 High Drive, West Jefferson, NC 28694.

Booking and payment

  • Search dates on this site or book from the calendar on a cabin page. A stay still needs a confirmed reservation.
  • When you complete checkout on thehighpeak.com, this website charges your card for the full stay total through Stripe. Hostaway holds the reservation and emails confirmation and check-in details to the address you provide.
  • Amounts are quoted in USD and include applicable taxes unless otherwise noted.
  • One well-behaved dog is welcome per cabin, with a $75 dog fee for each cabin that has a dog.

Cleaning fee

There is a cleaning fee. It is shown in the quote at checkout.

Check-in and checkout

Check-in begins at 4 p.m. Checkout is by 11 a.m. at all four cabins.

Getting downtown

High Peak is just above downtown West Jefferson.

Cancellation policy

This cancellation policy applies to all four High Peak cabins:

  • 100% refund if you cancel 14 or more days before arrival.
  • 50% refund if you cancel at least 7 but fewer than 14 days before arrival.
  • No refund if you cancel fewer than 7 days before arrival.
  • Travel insurance is recommended for unforeseen circumstances.

Winter weather policy

This policy applies to stays from January 1 to March 31 at all four High Peak cabins.

  • If the High Peak team decides the drive up is not safe because of ice or snow, we message you by noon the day before arrival, or as soon as we know. You choose new dates within 12 months with no change fee, paying any difference if the new dates cost more, or a full refund for the nights you cannot use.
  • Only the High Peak team decides whether the drive is unsafe.
  • If a National Weather Service Winter Storm Warning or Ice Storm Warning covers Ashe County on your arrival day and you would rather not drive, you can move the stay to open dates within 12 months at no charge.
  • Otherwise the normal cancellation policy applies.
  • If you are already at the cabin, nights you are snowed in are not refunded. If the roads are not safe on checkout day, the team will do their best to get you out, and if you cannot leave, the extra night is free.
  • Storm power outages are not refunded. If a cabin loses heat or water for more than a few hours and the team cannot fix it, those nights are refunded.
  • Mandatory evacuations, any time of year: if state or local authorities order a mandatory evacuation that includes the cabins, you get a refund for each night you cannot stay, as North Carolina law requires.
  • If you booked on Airbnb or VRBO, message the team before cancelling anything so the date change or refund goes through in full. Airbnb no longer covers weather in its own policy, so this policy is what protects that booking.
  • The road is paved all the way to the cabins. The driveway is steep. From spring through fall, no four-wheel drive is needed, and a regular car is fine.
  • The driveway is plowed, but it is steep and conditions can change fast. From January to March, all-wheel or four-wheel drive is strongly recommended, and ice can still make the drive unsafe. Check the forecast and contact the team before driving up in icy weather. Travel insurance is a good idea for winter trips.

Guest responsibilities

  • Maximum occupancy is 4 guests at 7 High Drive and 6 guests at 11, 19, and 25 High Drive.
  • Quiet hours are 10:00 PM to 8:00 AM.
  • Smoking is allowed outdoors with no fee. No smoking or vaping indoors. Indoor smoking incurs a $1,000 fee.
  • A dog requires the $75 dog fee for each cabin it stays in.
  • Report damage or maintenance issues promptly.
  • Leave the cabin in reasonable condition.

Property rules

  • Each cabin keeps its overnight guest limit. There is no set gathering limit for the shared common area. Large parties must get approval from Harmonious Abodes before bringing outside guests.

  • Each cabin has three parking spots in its private driveway, and there is also common-area parking.
  • Wi-Fi is provided for convenience; connectivity is not guaranteed.
  • Check-in begins at 4 p.m. Checkout is by 11 a.m. unless otherwise arranged.
  • Self check-in with a smart lock; the door code and check-in details are emailed 2 days before arrival.
